Weekend vs. Weeknight Pricing on Airbnb: Getting the Split Right

Most small listings run one nightly rate all week — and give their two best nights away at a discount. How to set your weekend premium, by market type.

The short answer: split your rates. Weekends should run 15–40% above weeknights depending on your market — lake and getaway towns at the top of that range, business-travel cities at the bottom — and the Sunday before a Monday holiday should be priced like a Saturday. It takes about ten minutes in Airbnb's calendar and is usually the single highest-return pricing change a small host can make.

Here's the quiet arithmetic of most small short-term rentals: Friday and Saturday produce the majority of the revenue, and they'd book at meaningfully higher prices than the rest of the week. A listing running one flat nightly rate is simultaneously overpriced Tuesday through Thursday and underpriced on the two nights guests actually fight over. Splitting the two is the highest-return fifteen minutes in pricing.

How big should the weekend premium be?

It depends on why people visit your market. These ranges are rules of thumb, not laws — your competitors' calendars are the tiebreaker:

  • Leisure and getaway markets (lake towns, wine country, mountain cabins): 25–40%. Guests arrive Friday, leave Sunday, and there is no weekday demand to protect.
  • Mixed markets (most small cities): 15–25%. Weekday corporate and family traffic exists, but weekends still lead.
  • Business-heavy urban markets: 10–20%, and occasionally inverted — if your guests are consultants, Tuesday can be your Saturday. Check your own booking history before assuming.

If your Fridays and Saturdays book out weeks ahead while weeknights sit open, your premium is too small. If weekends linger unbooked inside two weeks, you've overshot.

The long-weekend upgrade

Stat holidays quietly add a third weekend night. When the Monday is a holiday, Sunday books like a Saturday — price it like one. Same logic for the Thursday before a Friday holiday. There are seven to nine of these weekends a year in most of Canada and the US, and they're published years in advance. Setting it up on Airbnb and Vrbo

On Airbnb, open your calendar, select the nights you want to change (you can tap-select a run of Fridays and Saturdays across a month), and set the price for the selection. Airbnb's professional tools also include free rule-sets that apply a standing weekend adjustment. On Vrbo, use the calendar's date-range rate overrides.
